Selling Process
Property Evaluation
My first step in determining price is to conduct an evaluation of your property. I will thoroughly
assess the location, exterior and interior elements, making detailed notes of the features, condition,
and functionality. I will then use this information for my CMA and strategic planning for your property.
Comparative Market Analysis (CMA)
During the pricing stage, I thoroughly study the Active, Sold, and Expired properties that are
similar to your home in location, style, features, etc. I then select the best comparable's and make
detailed adjustments to determine my pricing recommendation. The objective is to price your
property correctly to create interest and sell for top dollar. Pricing is critical, Overpricing can be disastrous; you'll help sell the competition while you sit on the market and lose
value. Underprice and you risk leaving money on the table. Accurate pricing, strategy, and a
proactive game plan will give you the best chance to get the most money.
Marketing Strategy
While my marketing strategy is unique for every property, my goal is consistent: to implement
passive and proactive strategies to professionally expose your property to the market, create
interest, and sell for the highest price possible. Each plan is designed to attract the right buying
demographic. Effective marketing requires a detailed understanding of the current buyers in the
market, how your property will relate to those buyers, and how to formulate the marketing materials
to connect with those buyers.
Preparing The Property
It's all in the details, and it's the details that make you more money. An integral aspect of getting top
dollar is preparing your property to show it's absolute best. For each listing, I customize a plan that
includes repairs, cleaning, organizing, and staging. It could also include upgrading key areas or
features of the property. I have established relationships with cleaners, painters, stagers, and
contractors that can help get your property ready to sell for top dollar.
Showings And Offers
Now that the property is on the market and our marketing campaign has been launched, it is time to
start showing the property. It is critically important to follow up on all inquiries and showings and use
that information to judge our position in the market. What do buyers and agents think of the
property, it's condition, it's price, and what kind of interest is there? Proper follow up can often turn
interest into an offer.
Once an offer has been received, I will skillfully negotiate, on your behalf and direction, the best
possible price and terms. I'll then work to satisfy any/all of the purchasers' offer conditions and
finalize your sale.
Closing
Once a firm and final sale is in place, conveyance instructions will be sent to your lawyer and they
will prepare your transfer documents for signing prior to your Possession Day. You'll also need to
prepare for your move i.e.) finalize your mortgage payout (if applicable), cancel services and utilities
for possession, forward your mailing address, etc. On closing (possession day), your lawyer will
confirm and verify that all of your sale money is in place and then keys will officially be released.
Your sale is complete. Congratulations!
Follow Up
Following the successful completion of your sale, I will check in to see that the sale completed to
your satisfaction and that all of your needs were met. I will also send you a survey that you can use
to rate my services. I use this feedback to continually improve what I do and provide better service
and value.
